BUYING PROCESS

Purchasing a home in America is one of if not the most effective personal wealth building tool you can use to achieve financial freedom. A home represents different things for each person and everyone's journey is unique. As a real estate consultant, it is my personal pledge to work with you in establishing what you are truly looking for in a home and using all of my resources to acquire that for you! Here is some information you might find helpful regarding how the home BUYING PROCESS works!

1.       You've decided to purchase a home! You are not sure where or which home or even what you can afford. You decide to call in some expert advice from a real estate agent like myself.   We discuss in detail what YOU are looking for in your home purchase – we establish goals and timeline specific to you. I use my knowledge about the area and current market to target properties that you might consider your home.

2.       You choose your financing; I have a list of excellent local lenders.   Most sellers and their agents will be more motivated to consider your offer if it is accompanied by a pre approval letter from a local lender.  You can begin the loan application process before or as you are beginning your house hunting. Sometimes approval can be done quite quickly, in as little as a couple hours.

3.       House hunting begins! Market trends and fluctuations in the cost of money make real estate a bit tricky. Your real estate professional is trained to read the markets for you and asses the value of homes and areas in which you are interested.

4.       After touring available properties and possibly changing your parameters a few times, you find a home and wish to purchase! Your agent prepares a Colorado purchase contract and sends it along with an earnest money deposit and a loan pre approval letter to the office of seller's agent. The seller considers the offer and may counter. This can take a few days to a week.   Once both parties agree on a price and terms the contract is signed by all parties, and the earnest money is held in an agency Trust Account or with the Title Company depending on the choice of the listing office.

5.       While you are under contract many professional are at work on behalf of both the seller and the buyer to put all paperwork together, arrange inspections, and secure financing.   Typical contract time lines are between 30 and 60 days. The timeline is one of the terms negotiated in the original purchase contract; however the closing date is usually a projection.

6.       During the contract period, inspection and loan contingencies are removed and the home gets closer to becoming yours. Once the loan is funded and you sign your loan and closing documents the sale gets recorded, which all happens on the closing date.
