When I am hired to assist you with the sale of your home I become your agent, acting and advocating for YOU – a position I take very seriously! It is my sincere pledge to provide you with superior service, over and above your expectations. As one of my valued clients, you will be entitled to the following services:

1.       Throughout the selling process, from consultation to closing, I will be available to you should you have any questions or concerns. I will keep you directly informed as to how the house is being marketed, viewings, and sales progress. As I become aware of any new information regarding home sales in the neighborhood, or anticipation of possible offers, you will be informed immediately.

2.       I will do an extensive analysis of the current market in your neighborhood using information available to me through the MLS and title companies. I will give you the information we will need to decide where to position your home in order to meet your goals.   A well positioned home will typically sell faster and for a higher price.

3.  Improving the condition of the home, "setting the stage" before showings, and knowing what to do when the property is being shown are just a few of the things that will help maximize the marketing efforts.   We'll take time to examine your home and explore the alternatives to showcase your property.

4.       I will provide you with a signed listing contract. I will take photographs and have a virtual tour prepared of your home.   I will prepare a list of characteristics and "selling points" regarding the property. Upon your review we will place the information on the Multiple Listing Service, or MLS – the agent's virtual newspaper.

5.       With your permission a sign will be placed in the yard including a box for flyers containing pictures and property information.   I will create a color brochure.  A  lockbox will be put on or near the front door for other agents with prospective buyers to access your home.   You set the hours and instruction for viewing the home.  Agents will make appointments through the Wells Group Real Estate Brokerage office to bring their buyers to your home. All showing appointments will be made through the Wells Group office and I will notify you immediately with feedback from prospective buyers through their agents.

6.       While your home is on the market, I will keep a vigilant watch on activity and what is happening with comparable homes.   Homes come up for sale and close daily, and I will keep tabs on that information and advise you accordingly.

7.       Your property will receive significant internet exposure.  It will be easily found on the following sites: YourDurangoRealtor.com, WellsGroupDurango.com, and Realtor.com Your house will be advertised in the Durango Herald, Real Estate Guide and Homes & Land magazines which are both distributed and received by many out of state buyers.

8.       Throughout the selling process, be assured that I will handle any information about you and your family in a fiduciary manner.
